Cafe Caturra is one of my favorite venues and right across the street from my office. What a great opportunity to supporty the Carolina Kidney Kids and have fun in the process!

As many of you know I've been a specialist in Active 55+ communities for several years now and enjoy the benefits of working with the seniors moving here because we live in such a great area and also to be closer to family members that have gotten jobs here and the parents have followed. 

As a Senior Residential Estate Specialist (SRES) I am constantly keeping abreast of the current developments and future  developments in the area.  As we all know the Del Webb Community in Cary has been a tremendous success and is anticipated to finish out well before the Charlotte Del Webb Community that launched at the same time at Carolina Preserve in Cary in 2006.   That said, the national homebuilder is making plans to build another massive community under its Del Webb brand.

So what will the new Del Webb community called Durraleigh Arbors in Raleigh have to offer? 

This is great news.  The new Durraleigh Arbors in Raleigh will offer the same great floorplans that have been offered at Carolina Preserve that have been so popular with buyers.   Other features include:

The last blog I wrote was called Setting My Sights for 2012!  As we all do at the beginning of the year I decided that I would beef up a few of my designations since I finally completed the Triangle Leadership Academy as discussed in my blog:  Finally - Graduation from the Triangle Leadership Academy!  Since I had no idea what CLHMS stands for I doubt my clients will know either. The letters CLHMS after my name stand for Certified Luxury Home Marketing Specialist, Million Dollar Guild Status which is the designation I earned just this week. 

This designation was acquired through the top luxury home marketing organization in the country, The Institute for Luxury Home Marketing. It's one that has to be earned. It can't be acquired by simply doing the requisite course work.

Agents who successfully complete the training are able to refer to themselves as members of The Institute for Luxury Home Marketing. Members of the Institute receive an amazing array of tools and benefits to use in successfully marketing upper-tier properties. In order to use the designation of CLHMS, one needs to have a certain number of verified sales in the top 10% of their local real estate market.

CLHMS designees who meet the production requirements in the million dollar and above market earn the status of Million Dollar Guild, which I am proud to hold.  In addition I earned Top 25 Status as noted by Triangle Business Journal in 2011!

Now that the Triangle Leadership Academy is over I need to set my sights for 2012!   I have asked to participate in a SMART book club with other agents around Cary and the Triangle to study Pat Hiban's 6 Steps to 7 Figures book. This same group studied The Shift a year and a half ago and are now moving onto a new book.  This is my first time participating and last night was our first session. 

Yesterday we discussed the 1st Chapter to the book on Setting Goals and Affirmations.    This group was very open with ideas and shared their insights on the "systems" they put in place to keep them focused and on task to achieve their goals.  I came away with a few good ideas that I can add to my list for the year. 

What a great time of year to discuss setting goals for 2012!

I recently graduated from the Triangle Leadership Academy from the Raleigh Regional Association of Realtors last Friday. 

The Triangle REALTORS® Leadership Academy consisted  of nine program modules spread throughout last year. Topics discussed ranged from leadership concepts, planning and administration, communication skills, team building, spokesperson training and media relations, financial programs, issues and budgeting considerations, as well as community, government, and regulatory affairs – including participation in the “State of the Triangle” and NCAR Legislative Day.

We had an incredible team of instructors will prepare that helped us prepare for personal leadership opportunities in Association, community, civic, religious, and political arenas both now and in the future.  We had 13 participants in the program and we all became great friends by the end of the program.   I am thankful to our General Manager, Mary Kay Pendegraph, for her recommendation to the program!

If you have a leadership academy in your area I highly recommend the commitment.  It will indeed prepare you for future personal and professional growth!

Thanks to all that came out!  I forgot my camera....so many thanks to Carla for writing this blog!  And it was also co-hosted by yours truly!  We had a great turnout this year!

On a consistent basis I hear the following questions from my clients:

· What’s going on in the Preston neighborhood?

· What’s selling? What’s not?

· How do sales compare this year compared to last?

· Is the market improving?

It’s the time of year when we reflect upon the Cary NC Real Estate market, how our sales have fared, and to look forward to the New Year. There is no doubt about it – the Cary NC Real Estate Market saw a sharp decline in home sales from the peak in 2006. Surprisingly, or not, Preston home sales  are recovering .  Preston is still it is still the #1 shown neighborhood in Cary and has the lowest supply of Luxury Homes in the Triangle. 

For the sake of this homes sold analysis I’ve broken them down by price point so you can get a better idea of the homes sold in the Preston neighborhood in Cary.

Here are a few observations that relate back to my comments above:

· Many homebuyers are looking for established neighborhoods with larger lots which are one reason for Preston’s consistent home sales.

· Homes sales in Preston are up 17% which is the first time since 2007!

· Currently the Preston Neighborhood(35 homes sold) has surpassed the new construction community of Weycroft(30 homes sold) to be the #1 Selling Luxury Home neighborhood in the Triangle. Copperleaf in Cary came in 3rd at 23 homes sold. 

· Luxury home inventory in Cary(Avg 10 months) is substantially lower than in the N. Raleigh area (15 months), partially due to the fact that N. Raleigh has a number of Luxury Home communities.

If you are looking for the Country Club lifestyle Preston might be the neighborhood you’re your family is looking for – the renovated and expanded clubhouse is 2nd to no other in the Triangle, the championship 54 hole golf course provides plenty of golf and entertainment, 2 sets of tennis courts(hard courts & clay courts), along with two-swimming pools, a state-of-the-art fitness center, and Kids Club

Looking forward to 2012 it is apparent that the Preston Neighborhood in Cary will continue to prosper. Luxury homebuyers are looking for excellent schools, nearby shopping & restaurants, proximity to RTP, and given that home prices have declined now is a great time to buy!
