Fonville Morisey Buyers Agent >> "Sealing the Deal" one house at a time

Based on my experience in real estate over the past several years I've found one of the biggest assets that an experienced Realtor can bring to the table as a buyers agent is top notch negotiation skills.  It's also one of theHome Sweet Home most challenging aspects of real estate too. 

The week before Thanksgiving I wrote an offer for a property where they had 5 showings the 1st week on the market and 3 offers.  How did that happen?  Doesn't the seller know its the holidays? 

That said, my clients fell in love with a home and just HAD to have it.  You know how the story goes. I told them that negotiating the terms of the sale can be a real roller coaster ride.  And, oh boy, this transaction wasn't any different.  Needless to say we went back and forth on the terms of the agreement with both sides compromising, giving, taking, until we finally reached an agreement. 

What does it truly take to get from Offer to Contract?  These are some pointers that I've stuck with that seem to hold true from transaction to transaction.   

 

Think Win-Win1. Start with a fair price and a fair offer. The first 30 days of the listing is absolutely critical in the selling process.  If my clients want to sell their home I tell them to it appropriately.  If they overprice their home it will turn off potential buyers. On the other hand, I avoid submitting "low ball" offers that will alienate the sellers.  Generally, when this happens, the negotiations generally go south from there. Asking and offering prices should be based on the sales prices of comparable homes in the same neighborhood if possible.

2. Respect the other side's priorities. Knowing what's most important to the person on the other side of the negotiating table helps my clients avoid pushing too hard on hot or sensitive issues. For example, in this situation my clients didn't have a lot of cash for closing so they were willing to pay close to the asking price given the competitive offers.  I always call the listing agent to find out what Hot Buttons the sellers have so that the transaction will hopefully go more smoothly. 

3. Be prepared to compromise. "Win-win"doesn't mean both the buyer and the seller will get everything they want. Negotiations are exactly that - both sides have to generally give a little to come to terms.  For example, my clients had the home inspection done on this house and there was a real laundry list of repairs.  I explained to my clients that the "BiG" items were what we needed to focus on - water under the home, wood rot, and we found out that even though the home was being treated for termites it had termite tunnels(Termite Treatment). 

4.  Meet in the middle. I consider meeting half way to be a "win-win" for everyone.  By splitting the closing costs,Stuck in the Middle completing the major repairs, being flexible on the closing date, and completing the structural issues this sale will make it to closing. 

5. Leave well enough alone.  If there is a major sticking point that's not material to the overall contract, I get the overall contract finalized and then resolve the other difficulties in an amendment. This technique allows both sides to recognize and solidify basic areas of agreement, then move ahead toward a fair compromise on other terms and conditions. Summarizing the points of agreement in writing is another way to handle the situation.

6. Trust Your Realtor. I've been around long enough I've seen what works and what doesn't work in the real estate business.   I wouldn't be in this business if I weren't able to consistently bring buyers and sellers to the closing table.

I want everyone to know that hitting 100k is a big deal(at least for me) I wanted to convey that in my post by letting everyone know how much I care for the people I've met at Activerain.

I joined the Activerain Network at the end of August 2006 so I've been around a while.  Since I used to run distances I'd like to use the analogy of the turtle and the hare.  I may not be the fastest and the keenest blogger around here but I'm in it for the long haul.  I'm slow, steady, and reliable.  I get the job done and my business is reaping the benefits.  What more can I ask for?  

I never thought that I would meet (at least virtually) some of the most talented agents/mortgage brokers/stagers in the country.  You have helped me along the way - helped me be a better person and a better blogger.  I've enjoyed my time here, blogging, and getting to know you and your personalities.  Thanks so much for your support  in this journey in the Rain.  

If You Could Travel The World Where Would You Go?

World TravelCynthia Tilghman wrote a blog entitled, If You Could Live Anywhere in the World? Where Would That Be? I started thinking -I believe I live in the most incredible place in the world. I am fortunate. I've been to many countries, have seen many cultures, and it makes me happy to know that I live in America - in my town of Cary, North Carolina. I also have a bug for travel.  Not everyone has this bug and it is especially difficult to have this bug when you are in real estate.   So, I try to travel during my off season - during the winter months. 

I've been fortunate enough to grow up in a family that loves to travel.  My immediate family is small - my husband, my daughter, my parents, and my sister.   We've all traveled the world - something we cherish.  My sister played professional tennis and traveled for a living.  She's been to places that I'd love to visit - China, Indonesia are two.  My parents have been to places like New Zealand, Russia, South Africa, and the Netherlands.  I'm fortunate that my parents are young and active and have had the opportunity to live an active lifestyle prior to retirement.  So far my favorite countries are Italy, Australia, and Greece

I've also been  fortunate to have been able to travel the world and that is by choice.. I chose to live an International lifestyle.  There are many families in Raleigh and New Orleans (cities I've lived in) that have never ventured beyond their own towns.  My husband is a citizen of Australia which helped me achieve one of my life long dreams.  I wanted to scuba dive the Great Barrier Reef before I reached 40.  What do you know?  I ended up marrying an Ausie and actually achieved my dream well before 40.

Here is the scoop on the Luxury Home Market in the Triangle

While the rest of the national real estate market is has taken a turn for the worse, the Triangle real estate market has continued to remain strong.  Well, at least for the lower priced homes in the Triangle.  Single Family Homes less than $300k all over the Triangle are in short supply-less than two months in most cases.  On the other hand, high end properties have higher than average inventories compared to the rest of the US. 

What if I'm interested in buying a luxury home in the Triangle - Is now the time to buy? If so, now would be a Hidden Lake Parade Entryfantastic time. The Triangle luxury home inventory is very high, and, that makes for a great opportunity for buyers. The winter months are slow and builders are anxious if they have standing inventory.  They are willing to negotiate during this time of year and, in the Triangle over the past several years, that has not been the case. 

Let's take a look at some numbers and see why the opportunity is so great for buyers in the luxury real estate market in the Triangle.

  • Q32007 closings were 6% higher than seen in the third quarter of 2006 which means the market is growing
  • There are 37% more re-sale listings and 39% more new home listings since Q32006.
  • 22% of all luxury home closed sale activity has occurred within the North Raleigh/Wake market. Cary/Apex/Morrisville is second at 21% and Chapel Hill/Carrboro is third at 13%.
  • Brier Creek in Raleigh attracted the most amount of luxury home buyers during the first nine months.  The development was followed by Cary Park and Wakefield Plantation.
  • The overall market has a 5 month current supply, the luxury segment has a current supply of 11 months.
  • Current sellers are showing signs of flexibility on their price.  For example, at the end of 3Q ‘07 there were 664 sellers who had dropped list price, compared to 389 at the end of 3Q ‘06.
  • The average re-sale house sells for 97% of original list price. The average luxury re-sale house sells for 89% of original list price.  That's a big difference. 

 That's what I call a Gormet KitchenWhat does this mean to a buyer?  Builders are sitting on the homes longer and having to reduce prices to compete with the expanding inventory. Since the timing is right one can find opportunities for the savvy buyer. Many buyers in this price point have bought and sold several homes and sometimes feel a Realtor isn't really necessary.  To the contrary, an experienced Realtor is essential in finding, not only your dream home, but a home that will be a smart investment in the long-term.

Week In Review - 11/11/07 through 11/18/07

Week In ReviewI can sum my reaction to moderating the Week in Review 11/11-11/18th in just one word!! Unbelieveable! I knew this challenge would be a lot of work but once I got into the thick of it I found it kind of overwhelming! Neal Bloom graciously gave me the opportunity to read over 455 pages of posts on ActiveRain this week and post what I thought were my 15 favorites.  After hours and hours of reviews I now have what TLW has coined as Rain Brain. 

Initially I thought that this challenge would be a lot of work with no rewards.  I'd chalActiverain Photo Created by Candace Robinsonk it up as an Activerain community service activity.  I must admit after trudging through each of the blogs I found out that I learned quite a bit in the process.  I'd also recommend that, if you don't have the time to read everyone's blogs during the week, you get the Weekly Reader's Digest through the Week In Review Group . It's a great way to catch up on the Rain without all the extra effort the moderators put into the Week In Review.

Every moderator for the Week In Review has their own style.  As many of the moderators have mentioned in the past - there are so many great posts and only 15 slots for the Week In Review.  I have chosen the selected posts based on what I feel is relevant to the Activerain Network this week and I've categorized the posts based on where I feel they fall.  I've also added a new twist to the Week In Review - An opportunity to let you know, as an added bonus, five groups here on Activerain.  With over 2,550 groups here on Activerain this is a great way to learn about just a few during the Week in Review.  Groups are a great way to network and even learn about a new hobby.  Let us know what you think about this little twist with your comments in the post.

Carolina Preserve by Del Webb in Cary, NC will release the Twin Villas on December 16th from 1pm-6pm

I've recently been working with the Active 55+ age group which have given me ideas about the communities and reasons why seniors should consider the Triangle.  Here are a few posts about  Active Adult Seniors in the Triangle and the communities that are available in the area:

I've also spent some time at Carolina Preserve watching the community grow and develop in a short period of time. 

Carolina Preserve is at it again with the release of Phase III homesites for delivery in 2008 and the first opportunity to view the new Twin Villas.  The model homes will be ready and include the Kenwood and Muirfield. The Twin Villas are low maintenance attached ranch-style homes with two bedrooms, two bathrooms and a two-car garage.

 Bradford Hall, the 34,000 square foot seniors facility, will be completed and ready for a spectacular grand opening.  Bradford Hall features fitness facilities, indoor and outdoor pools, bocce ball and tennis courts, a chipping and putting green, billiards room, library, multi-purpose rooms and great room.

The Grand Opening of the Twin Villas at Carolina Preserve in Cary, NC, will take place Sunday, December 16th from 1 p.m. to 6 p.m. The photo I've taken above at the bottom right is the model under construction.  For the opening the Twin Villas model homes will be completed featuring the Kenwood and Muirfield. Internationally Recognized Seagrove Pottery Festival

If you like North Carolina Pottery you are in for a treat - The 26th Annual Seagrove Pottery Festival is taking place tomorrow and Sunday in Seagrove, North Carolina.  Since I live in Cary I wrote about taking a daytrip to Randolph County to visit the potteries, the Zoo, and the Richard Petty Museum in Seagrove Pottery and the Ashboro Zoo - A Raleigh Daytrip and Exploring North Carolina in the Fall with the Kids.  This year I recommend a visit to The 26th Annual Seagrove Pottery Festival. 

Potter displaying her tradeI've always wanted to visit the potters in ACTION!!  Seagrove is home to over 100 potters and each year they   My favorite - folk art face jugsare kind enough to display their skills at the pottery fest.  One thing that most North Carolina residents don't realize is that the best potters from the Carolinas have learned their trade through many generations of pottery making.  I am also intrigued by the "folk" pottery tradition that has deep roots tracing back to the mid-18th century. The tradition grew up in Seagrove where folk potters still use local clays; ash, salt and alkaline glazes; and wood-fired kilns.  It's really a throw back to another generation.  Folk pottery designs include face jugs to butter churns to vases. 

The two day festival attracts more than 12,000 pottery enthusiasts, but it is much more than just serious pottery shopping.  There will also be 19th century style craft demonstrations, a civil war reenactment, local food and the very poplular Sunday afternoon aucion of signed, limited edition pottery.  The festival's fame has spread into the national spotlight due to media coverage from shows like "Good Morning America" and "National Geographic Travel". 

Here are a few items that will be featured at this years festival:

  • glass blowing
  • spinning
  • weaving
  • rug-making

For kids, the Seagrove school art class has a tent full of activities lined up. Scouts and local churches will provide plenty of festival food fare.  And, of course, all types of pottery including the face jugs.

So what are face jugs anyway?  Potters in Colonial America made moonshine jugs with ugly faces.  The ugly faces were used to ward off evil spirits.  I just love them.

The Triangle is ACC Basketball Country -Does your blood run Carolina Blue or Blue Devil Blue?

UNC Tarheel FansIf you are new to the Triangle or contemplating moving to the Triangle you need to know one thing - this is ACC Basketball country.  And another thing - you'd better pick your team before you get here.  

Do you want to know why?  There's no sitting on the fence when it comes to the basketball rivals in the Triangle.  You're either a Dukie or your blood runs Carolina Blue.  There are no inbetweens.  It's cut and dry.  If you can't pick sides then you just aint got no soul - no spirit!!!!

Why has this great basketball rivalry caused such a stir? What makes this rivalry so special?

 

  • Duke and Carolina have been battling it out at least twice a year since 1920
  • Both teams routinely rank among the nation's best basketball teams
  • The games frequently determine the ACC (Atlantic Coast Champion)
  • Duke and UNC have combined for 79% of the regular season titles and 58% of the tournament titles in the 53-year history of the ACC conference.
  • Duke has won three NCAA championships and has been in fourteen Final Four NCAA match-ups
  • North Carolina has won four NCAA championships (the team was also awarded a fight national championship by the Helms Athletic Foundation in 1936 for their undefeated 1924 season) and has appeared in an NCAA-record sixteen Final Fours.

Duke vs. UNCIt's that time of season again.  I know you've waited all year for the basketball season to return.  The UNC Tarheels play their 1st game at home on 11/18th at 6pm and the Duke Blue Devils play at Cameron Indoor on Friday November 9th at 7pm.  The rival this year seems just as big as ever.  Last Friday the Associated Press released it's 2007-08 preseason poll and guess who's on top?  The UNC Tarheels. The Blue Devils came in at #7, still in the Top 20.
